Inline space for a dining concept

Capital Square at 3805 Lee Boulevard is planned as a 75,000 SF retail plaza. The published inline concept starts at 2,000 SF. A dining concept should be evaluated for its kitchen, seating, storage and service requirements rather than selected solely by square footage.

The project is in planning and approvals. It is not represented as second-generation restaurant space or a turnkey kitchen. Discuss delivery condition, exhaust, grease management, utility needs and build-out responsibilities directly with Leasing.

A freestanding restaurant or coffee shop

Capital Crossing at Lee and Gunnery offers approximately 0.86 acres across three contiguous parcels, leased together. The corner site can be discussed for a freestanding restaurant, QSR or retail concept, subject to feasibility and approvals.

MVP Commons at 4406 Lee Boulevard offers approximately 0.43 acres near Gunnery Road North. A compact coffee shop or QSR concept should be reviewed against the actual site constraints. This parcel is near the corner, not on the corner.

Both are ground lease opportunities for tenant-funded development. Any drive-through, curb access, parking layout or building shown in a rendering remains conceptual and is not an approval.

Give Leasing the details that affect site fit

  • Concept and service model: counter service, coffee, takeout, dine-in or a combination.
  • Approximate building or unit size, seating count and back-of-house needs.
  • Whether a drive-through is essential, plus your preliminary stacking and circulation requirements.
  • Kitchen equipment, exhaust, grease management and utility loads.
  • Delivery access, parking expectations and desired opening date.

These details help identify a property worth further review. They do not replace civil design, a site survey, use review or approvals.

Restaurant and coffee leasing questions

Is a drive-through approved?

No approval is represented on this website. Any drive-through must be reviewed for permitted use, access, stacking, circulation and the applicable approvals.

Can I open immediately?

The properties are marketed as planned retail space or ground lease opportunities. No immediate opening date or completed restaurant premises is promised.

Which site should a smaller coffee concept consider?

MVP Commons is the smaller ground lease footprint. A concept still needs to be checked for parking, access, utilities and buildable area; a smaller parcel is not automatically a feasible fit.

Can I compare retail and ground lease options?

Yes. Review the retail space guide and ground lease comparison, then discuss the preferred development approach with Leasing.
